South Augusta development tract comprising 28.84 acres +/-. Project currently consists of 41 legal parcels of which 39 are individual lots between 0.36 and 0.85. County water is available to all lots. Sewer is currently run to 22 lots. Sewer is available for all remaining parcels but not run through the development. One larger 4.65 acre tract separates the 22 lots and remaining 17. On north end of the 17 lots there is another 5.00 acre tract bringing total to just over 28 acres. A builder could come in and start building houses on the 39 lots today. The 4.65 and 5.00 acre tracts would need to be rezoned to build more than 1 home per acre on the site. The 39 lots could be assembled and rezoned to gain a higher lot count but would likely require storm water infrastructure and to go through zoning and permitting whereas right now that is not required. Currently all parcels are zoned agricultural. It is suggested that the project be either a PUD or residential development with two multi-family parcels on the larger tracts. The existing lots are occupied by mobile home rentals that are on septic tanks and county water. The homes never tied into sewer when the county ran the new lines through the community. The project can produce roughly 100k of net income per year while development plans are being worked out.
