Borders 2 major Interstates (I-64 and I-265) and a major city traffic street (State St). Apprx 30.78 acres. Initially Proposed Use Patio Homes and Single Family Units. Proposed Zoning- PUDD (two phases). Single Family Units 8. Condominium Units 61. Detention pond in place, utilities are in place and are City of New Albany- sewers, trash, water and electric ran to lots. Water detention basis and fire hydrants in place. It should be anticipated by the new developer that updates will be required from the City of New Albany and will likely require pre-meetings with the Planning Commission, Scott Wood and Carl Malysz. I have taken the liberty to have meetings discussing whether or not the City is willing to cooperate with a new developer in an effort to complete the project. They offered to have a meeting and would discuss in great detail the requirements to expedite the project so as not to leave any unanswered questions the new developer may have as they too would like to see the development completed sooner than later.
Attached is a pdf drawing that corresponds with the information below. I have also attached a drawing that shows a proposal that the City has verbally agreed to in order to address the access roads as the previous developer managed to put the roads in without following the requirements. The yellow portion is the existing road which is in place and would become one way. The red portion would be parking that would be added in an effort to have additional parking since the street is not sufficient enough. The green is the line of homes as they are in existence today. The black block is the original home and there are plans for it to be used as training by the fire department. All homes at the entrance have been SOLD.
