La Highway 18 is located in Edgard, LA.

Location: Fronting the westbank of the Mississippi River at River Mile 141.5, in St. John the Parish, LA and also fronting Highway 18 (River Road) and LA Highway 3127 on southern side.
Description: Tract 1A (currently identified as river batture portion of Tract 1): The most upriver riverfront parcel; comprising 63.6 acres +/- of batture land with approximately 2,000’ of river frontage; site permitted by U.S. Army Corp of Engineers and Coastal Zone management of the U.S. Department of Natural Resources as a sand dredging, storage and shipping operation. 16 acres of batture has been cleared for sand storage and said area is leveed. Currently six (6) dolphins are permitted and in place for barge mooring but top plates and capstains need to be installed. There are two (2) levee crossing permits in place which are renewed annually. 200’ of downriver levee crossing is situated on 3rd party owned site, but Seller has perpetual easement for that portion. Seller has permit for Louisiana Fisheries for dredging which requires royalty payment based upon cubic yard of material removed. Pending application with Corps of Engineers for approval of additional dolphins, a clay working platform and a bulkhead on Tract 1A just placed on hold by Sellers due to additional time & expense involved with determining levee stability, but permit is certainly within reach for possible buyer. Tract 3) Comprised of 24.17 acres of batture land (most downriver riverfront portion of Willow Bend Plantation property) which has approximately 2,300’ of Mississippi River frontage. Tract 3 also has 77 acres of “protected” land on the opposite side of the levee from the batture portion, fronting Highway 18 on its north side and the Texas & Pacific Railroad on the south side. Tract 3 zoning is currently Industrial Batture District (B-2) on batture portion and Industrial District 3 (I-3) on protected portion. See attached survey; Tract 3 shaded in pink.
Tract 4) Approximately 1,024 acres of land located fronting the Texas Pacific Railroad on its northern boundary and La Highway 3127 on its southern boundary; comprised of approximately 345 acres +/- in clay pits and associated service areas (pits avg. 27’ depths) from clay mining operation, 395 acres +/- of usable land and 285 acres +/- of wetlands. Approximately 495 acres total are permitted by the Corps of Engineers for Contractor Furnished Borrow Material. Per Seller, approximately 10mm cubic yards of clay remains to be mined from Tract 4. Ingress/egress to Tract 4 via two roads, with the eastern road used most frequently. Roads are upgraded to allow uninterrupted travel by fully loaded trucks. Seller currently attempting to have Tract 4 borrow pits approved for a construction and demolition debris landfill (type III landfill). Zoning for Tract 4 is currently Industrial District 3 (I-3).
