The front half of the property is situated in a C-1, General Commercial District, while the rear portion is zoned RD-3, Two-Family Residential District. The current use of the subject property is a conforming use. The Planning and Zoning Department indicates that the entire site is slated to be rezoned HMC-2, Historic Marigny/ Treme/ Bywater Commercial.

The facility is located is the Bywater Neighborhood on St. Claude Ave., a major thoroughfare. The neighborhood has recently emerged as a very trendy area where population levels are anticipated to substantially increase over the next few years.
