The 18-hole course at the Riverside Country Club facility in Battle Creek, Michigan features all the hallmarks of Michigan Golf. Designed by W. Bruce Matthews, ASGCA/Jerry Matthews, ASGCA. Constructed in 1964. This is a 6,664 yard, par 72 course. The USGA course rating is 72.2 from the back tees with a slope of 128. The course has a double row automatic irrigation system. There are approximately 40 fairway and green-side bunkers and the greens average about 4,900 square feet in size. Cart paths are asphalt and extend around the teeing areas and greens. In addition, the site is improved with fencing, concrete and asphalt walks, asphalt parking lots and entrance drive, and signage.
The site is improved with a one-story clubhouse containing approximately 6,454 square feet. In addition, the building contains a 1,895 square foot unfinished basement. The clubhouse was originally constructed in 1927 but was enlarged in 1992 and has experienced various periods of renovation. This is a wood and steel frame structure with a stucco exterior, gable roof design and asphalt shingle cover.
The site also contains a 4,097 square foot golf building, which has a concrete block and stone exterior. This is a one story structure with a full walkout unfinished basement. The building contains a golf shop and bag storage room. The remainder of the interior contains men’s and women’s locker rooms. The basement storage area is partially heated.
The subject also has a 2,737 square foot cart storage building with a block exterior and a wood frame, The site also contains a metal sided maintenance facility containing a total of 7,470 square feet.
The property is located on the north and south sides of Columbia Avenue, just west of Interstate 194. Columbia Avenue (M-96) is a five lane commercial thoroughfare running east west through south central Battle Creek.
Interstate 94 is about three miles south of the subject and is accessed from Interstate 194, which is a north south expressway providing access to downtown Battle Creek. The I-94 expressway is an east west highway, connecting Port Huron, Detroit, Ann Arbor, Battle Creek, Kalamazoo, Chicago, Illinois, and Minneapolis, Minnesota. Interstate 69 can be accessed from I-94, approximately twelve miles east of the subject. I-69 is a major north south highway that provides access to the cities of Flint, Port Huron, Lansing and Indianapolis, Indiana. The public W.K. Kellogg Airport, owned and operated by the City of Battle Creek, is located approximately four miles west of the subject. Columbia Avenue bisects south central Battle Creek and is lined with various commercial, office, and light industrial service uses to the west of Riverside Drive and east of I-194.
The properties immediate vicinity is primarily limited to modest residential uses. The subject’s clubhouse lies along the north side of Columbia Avenue. A small portion of the subject’s parent parcel was split and sold in 2005, along with a neighboring swim club, for development with the Clubhouse Condominiums. This project features 12 units with sizes up to 3,100 square feet, including walk out basements. These condos lie adjacent to subject’s parking lot and provide a panoramic view of the golf course and City’s skyline. Four units have reportedly sold to date with current listing prices as high as $350,000.
Interstate 194 provides easy expressway access to the subject property. This north south highway ends about one mile north of the subject, forming Division Street with Battle Creek’s central business district. This vicinity also is the site for many large commercial and industrial developments, including Kellogg’s Corporate Headquarters. Battle Creek is the second largest city in Michigan based on area, as some of the surrounding Townships have had land annexed into the city in prior years at the request of Kellogg’s.
