The property is a fully equipped eight screen movie theatre with two concession areas with a total of 33,780 square feet inclusive of a 2nd floor area measuring 5,522 square feet in size which is used exclusively for projection equipment and access to the roof hatch. The building is situated in the center of light industrial parkway between the two east/west roads (Silver Lake and Owen Roads) that service the City of Fenton. The theatre backs up to US 23 Highway approximately 9 miles south of the I-75 and I-69 Freeways and nine miles north of I-96 Freeway. The property includes lots 9 through 18 which equates to a total of 8.44 acres.
TThe structure is made up of a concrete block with a built rolled rubber membrane roof which is ballasted with stone with parapet walls. The roof has two levels; the upper level is pitched from back to front that drains to the lower roof wherein the water is directed to a series of internal scupper drains that take the water down to grade level. The lower roof covers the Lobby areas, Concession areas, ticket booth, storage rooms and most of the 1st floor restrooms. There are ten roof top HVAC units. There is a sizeable pole sign that serves as a marquee advertising the movies now showing on the western side of the property which is visible from US 23.
The main Lobby is where the ticket booth and main concession area are located. The manager’s office, cash count room, bathrooms, storage areas and staircases to the upper level are located off of the main hallways. The auxiliary Lobby and 2nd smaller concession area are in the north end of the building which was added on to the original theater structure. The main hallway meanders with access points to the eight theatres which range in seating capacity from 158 seats to 365 seats in Theatre One. The theatres have a gradual slope from back to front, with upholstered chairs that are in nominally acceptable condition, draped walls with surface mounted speakers, drop ceiling, and elevated pinhole projection screens with built in speakers. There are fire egress points in each theatre to the side of the screens. The projection rooms are located upstairs and are connected via a 12’ corridor. Each projection station has a separate electric panel, screen and light controls for the individual theatres, a reel table, a Norelco FP 20, Altec sound systems and Kni-Tron rectifiers (see attached equipment list). The thermostats for the HVAC for the individual theatres are located upstairs.
