The subject property is improved with one, single-story building containing a gross building area of ±15,600 square feet (75 feet x 208 feet concrete pad). The building was constructed in 2008. The interior is split between an office/showroom area and a warehouse. The office/showroom area measures ±13,150, and includes separate display areas for different flooring media, a built-in “U”-shaped work area, a conference room/break room, janitor room, and two bathrooms. Floor coverings are a combination of carpet, ceramic tile and wood, with a portion exposed concrete.

SABS Description
SABS is a composite building system that utilizes Expanded Polystyrene (EPS) as the core material for all structural members (walls and roof; floors for Group R occupancy only) that is sprayed with a composite coating that is a blend of sand, cement, glass fiber and other additives that, together, create a building shell that meets or exceeds building testing protocols and load requirements. SABS has only two parts, an EPS core that can range in thickness from 4 to 16 inches, and a quarter-inch thick coating of reinforced concrete. Together, these make a composite building system that is suitable for all portions of a building.
Building elements are comprised of preformed EPS foam joined together with adhesives and covered with structural coatings on all faces, forming “sandwich” type composite structural elements. The composite assembly becomes a completely monolithic “box-frame” structure.
