1016 Rosarito Drive Southeast is located in Rio Rancho, NM.

The subject property is improved with one, single-story building containing a gross building area of ±15,600 square feet (75 feet x 208 feet concrete pad). The building was constructed in 2008. The interior is split between an office/showroom area and a warehouse. The office/showroom area measures ±13,150, and includes separate display areas for different flooring media, a built-in “U”-shaped work area, a conference room/break room, janitor room, and two bathrooms. Floor coverings are a combination of carpet, ceramic tile and wood, with a portion exposed concrete.
Lighting in the office/showroom area is from recessed fluorescent lighting. The ceiling is prepared for acoustic tiles; however, no tiles are in place. The conference room/break room has an acoustic tile ceiling with recessed fluorescent lighting; ADA compliant bathrooms and the janitor room have a painted drywall ceiling with surface-mounted fluorescent lighting.
The HVAC system consists of four (4) roof-mounted combination heating and air units.
The building interior is fully sprinklered with 14 – 16’ ceiling heights.
The warehouse area measures ±2,450 square feet with an exposed concrete floor, and has a single grade-level overhead door. The warehouse area has suspended fluorescent lighting fixtures and unpainted sheetrock walls. There is a concrete “above ground” loading dock and ramp adjacent to the warehouse overhead door.
The improvements were constructed utilizing SABS (Saebi Alternate Building System) technology developed by Strata International Group. The foundation is a 4” concrete slab on grade with #4 rebar supported by 2” chairs over a 4” gravel sub-base. The parking area is asphalt paved.
The subject property was constructed in 2008 and was used for less than one year.

SABS Description
SABS is a composite building system that utilizes Expanded Polystyrene (EPS) as the core material for all structural members (walls and roof; floors for Group R occupancy only) that is sprayed with a composite coating that is a blend of sand, cement, glass fiber and other additives that, together, create a building shell that meets or exceeds building testing protocols and load requirements. SABS has only two parts, an EPS core that can range in thickness from 4 to 16 inches, and a quarter-inch thick coating of reinforced concrete. Together, these make a composite building system that is suitable for all portions of a building.
Building elements are comprised of preformed EPS foam joined together with adhesives and covered with structural coatings on all faces, forming “sandwich” type composite structural elements. The composite assembly becomes a completely monolithic “box-frame” structure.
Reported benefits of a SABS building includes greater insulation leading to lower utility bills, improved sound suppression, and the structure is fire/moisture/insect resistant
