Building Details:
• Year Built: 1887
33 Courthouse Sq is located in Jasper, TN.
This 1887 historic building is located at the corner of Main Street and Betsy Pack Drive across the street from the county courthouse for Marion County. It is on the Business Square for Jasper. Locally, it is known as the Edward D. Jones building because Edward Jones has been the tenant for some 10 years.
Edward Jones is still the tenant on the first floor. They are in the 3rd year of a 5-year lease extension. Their lease began in 2005. See the attachment concerning the lease details. They are currently paying $14,400 per year in rent. The front of the building on the first floor is all used by Edward Jones.
The building also has a side entrance at the rear which accesses a rear stairwell which goes to the 2nd floor. The 2nd floor is in shell form (see pictures), though the HVAC system and duct work is in place as is an upstairs bathroom and bathroom plumbing. The upstairs could be developed into a loft apartment home or a loft apartment possibly for short or long term rental. The 2nd floor also has new wiring. The upstairs floor plan has windows on two sides that look out onto the courthouse square and Main Street.
The opportunity is here to convert the whole building into an investment rental opportunity or live in the upstairs and have Edward Jones pay for a good portion of the purchase.
