Come be a part of New Orleans’ past and future. The Pythian redevelopment at 234 Loyola Avenue is offering 5,000sf of grand commercial space on the second level. This unique space features 22' high arched windows that present an elevated view over the new Loyola Street car line and Dunkin Plaza park.
This commercial/retail opportunity is part of the energized CBD and all of the cultural happenings downtown. The Pythian is located near numerous health science employers, New Orleans’ city government, the Saenger, Orpheum, and Joy theaters, the French Quarter, and is just a 10-minute walk to the Superdome and New Orleans Arena. Additionally, The Pythian neighbors Joie de Vivre’s new 185-room upscale Troubador hotel (opening this Fall).
In addition to 69 loft-style residential units, The Pythian itself will feature the Pythian Market, a hip “food hall” experience featuring 27 local food, spirit, and retail entrepreneurs. http://pythianmarket.com/
The Pythian is steeped in history. The building was constructed in 1908 under the direction of S.W. Green who was a prominent businessman and leader of the Grand Lodge Colored Knights of Pythias, a black fraternal organization. In the 1940’s, the building was the hiring office for Higgins Industries. Higgins Industries built the famous Higgins amphibious boats that landed masses of men ashore on D-Day and throughout the European and Pacific theaters. Higgins hired men and women of all races through their personnel offices, an extreme rarity in the South at that time. Meanwhile, the top floor of the building was a dance hall where servicemen enjoyed New Orleans before shipping out to fight in WWII.
Today, the repurposing of this beautiful historic site is being led by Green Coast Enterprises. The LEED-certified historic construction will feature a highly efficient HVAC system, low-flow fixtures, optimized use of natural light, enhanced air filtration, and low-VOC paint. The location is central to all that is downtown and has a Walk Score of 89. The development is also bike friendly and features both in-unit bicycle storage and a common bike room. The building is in a public transit hub served by numerous bus and streetcar lines.
