- The property is surrounded by woods on the northern, western, and southern boundary.

- The Comite River is the eastern boundary of the
property and there is replenishable sand pit on site.

- The proposed facility would only take wood-waste material such as yard waste, storm debris, and untreated boards from construction sites with an estimate of a hundred loads a week to be composted on site.
